Listing and Offer Terms
Listing authority
A person submitting or managing a listing must be the owner or hold current written authority from the owner or lawful principal. The user must provide truthful authority evidence when requested and must promptly remove or update a listing when authority, availability or material facts change.
Listing standards
Descriptions, media, location, price, costs, tenure, condition, availability and material restrictions must be accurate, current and not misleading. Users must disclose information required by applicable law and may not omit a known fact in order to create a false impression.
Media must be owned or properly licensed, must depict the relevant property fairly and must not reveal private information or create a safety risk. Exact coordinates are not published unless the approved privacy and safety controls permit them.
Review and publication
Submission does not guarantee publication. SWD may scan, quarantine, moderate, request evidence, reject, unpublish or suspend a listing. Publication and verification indicators are risk controls, not warranties of title, authority, condition, identity or transaction outcome.
Enquiries and viewings
Users control what they send and should use the Safety and Fraud Policy before sharing sensitive information or attending a viewing. A viewing request is not a confirmed appointment until the relevant party accepts it.
Offers
Offers communicated through SWD are non-binding expressions unless the parties later enter a separate legally valid agreement that expressly provides otherwise. SWD does not provide conveyancing, escrow, lending, valuation or legal advice and does not receive purchase funds, deposits or trust money.
Users must not use an offer workflow to harass, manipulate, discriminate, conceal unlawful terms or misrepresent financing or authority. SWD may preserve and disclose offer evidence where lawfully required.
User responsibility
Users must conduct their own inspections, identity and authority checks, title and condition review, finance assessment and professional due diligence. Where applicable, a property practitioner must hold the registration, Fidelity Fund certificate, mandate and other authority required by law and must make all mandatory property, fee, conflict and practitioner disclosures. SWD verification is an operational risk control and is not a substitute for the user or practitioner satisfying those duties.
Complaints
Listing, fraud or safety concerns may be reported through the in-product controls or to ops@swdrealestate.com. Copyright claims follow the Copyright Takedown Policy.
